All our New Home building Inspection reports are written in plain English, and follow an easy to understand format. We will walk you through the important items in the New Home Building Inspection report and highlight all defective workmanship not carried out in a proper and proficient manner. Workmanship is assessed generally in accordance with the Building Code of Australia (BCA) and relevant Australian Standards. All New Home building Inspection reports exceed the requirement of the Australian Standards 4349.0.

Staged New Home Building Inspections

 

An extra set of eyes on your home during construction. A Staged New Home Building Inspection means we will conduct inspections at critical milestones and report on issues before the following stage starts. When issues are found early this means construction can continue as scheduled, and errors are not compounded. Inspections are carried out to make sure that everything’s is being constructed right, and all workmanship is carried out in a proper and proficient manner. Workmanship is assessed generally in accordance with the Building Code of Australia (BCA) and relevant Australian Standards.

Building a house is a lot of work – potentially there’s a lot that can go wrong if the tiniest of things are overlooked at any stage of the construction (particularly early on). Over time, faults that may have been overlooked as insignificant during construction can in the future become problematic.

All our Staged New Home building Inspection reports are written in plain English, and follow an easy to understand format. This is generally a 4 stage process for a single story home and a 5 stage process for a double story home. Please note larger more complex homes may require additional inspections.

Home Integrity have an exclusive system we use to collaborate with your builder. We find most builders are normally diligent and careful, but there’s always a chance that something crucial is not quite right. We are there for you. Staged New Home building Inspections are a very important part of constructing a safe and structurally sound house. The building report is in accordance with Australian Standard 4349.0.

 

Slab Inspection

What’s Included Slab dimensions Slab thickness Footing dimensions Plumbing and electrical pre-lay location on slab.

Plate Height Inspection

 What’s Included Window and door frames installed plumb and square Window and door frames are in the correct location within reason as per plans. Flashings and Weep holes installed.

Suspended Slab Inspection

For double storey homes

What’s Included Slab dimensions Slab thickness Upturn / downturn beam dimensions Plumbing and electrical pre-lay location on slab.

Roof Frame Inspection

What’s Included Holding down straps and tie down points fixed to roof frame. Ceiling frame: Ceiling Joists, Ceiling Joist Trimmers, Hangers, Counter beams. Roof frame: Timber/Metal roof battens, Ridge, Rafters, Under-purlins and Struts and Collar ties

Handover / PCI Inspection

What’s Included Roof Cladding: Tiles: installation, fixing-centres, corrosion protection, adequate use of pointing – hip and ridge tiles. Roof Sheeting: fixing, including ridges and hips. Penetrations. Gutters joins, clips. Downpipes location, joins, spacing and clips.

Defect Liability Inspection

What’s Included Roof Cladding: Tiles: installation, fixing-centres, corrosion protection, adequate use of pointing – hip and ridge tiles. Roof Sheeting: fixing, including ridges and hips. Penetrations. Gutters joins, clips. Downpipes location, joins, spacing and clips.

Handover / PCI Inspection

If you are building a new home and don’t want all stages checked but want to make sure you got what you paid for then Home Integrity can complete a building inspection and building report on your new home just prior to hand over. The building report is in accordance with Australian Standard 4349.0. This report can be issued to the builder which can form part of the handover defects list to be completed at practical completion.

 

Apartment Inspection

A complete and comprehensive inspection designed specifically for new Apartments.

This inspection is generally completed 5 to 7 days prior to settlement. Includes all “unit entitlement” areas. I.E. Parking bay(s) and store. The average apartment there can be over 100 electrical, plumbing and gas items to check are in “Good Working Order”. Complies with Australian Standard 4349.0.
