This Perth building boom has only just begun, and we are already seeing problems. Recently we completed a new home inspection where the wrong internal door frames were installed to the whole house – yep! Every single door!

We also inspected a home where some room sizes were built incorrect, and we are already seeing new home construction delays due to trade and material availability. There is currently a shortage of white melamine in WA, which is delaying the installation of kitchen cabinets in many new homes.

What a Building Boom Actually Means

In our experience, a building boom is terrible timing for anyone building a home. It’s much better to build when the builders have access to their best trades and a steady flow of materials. However, we can appreciate for some people there has never been a better time to build. This government stimulus has made it more affordable than ever for people to build their dream home in Perth.

Unfortunately, we are already seeing corners being cut. Probably one of the more alarming issues we have seen recently was a concrete ground slab that was poured where the builder did not compact the foundation material. This is a vital step before your slab is poured! Without this, major problems down the track like subsidence and structural cracking can take place.

Expectations Vs Reality

People expect their new home to be built to their expectations within a reasonable timeframe and without issues down the track. For this to happen in the current building boom you will need to monitor, check and manage all aspects of your build very closely. We understand that on top of work commitments, children/family life, social life and now a house build, being onsite during important stages of your build might not be possible.
